Updated Sanibel Real Estate Stats

Both the houses and condo sales numbers are doing well so far this year.  The average and median sales prices for both are ahead of 2012.

Houses 2012 – 181 closed sales with average sale price of $825,837 and median price of $560,000

Houses 2013 YTD – 176 closed sales with average sale price of $926,274 and median price of $647,500; 10 more under contract and one under short sale contract.

Condos 2012 – 146 closed sales with average sale price pf $559,061 and median price of $484,000.

Condos 2013 YTD – 140 closed sales with average price of $559,470 and median price of $494,500; 11 more under contract and one under short sale contract.

Lots 2012 – 33 closed sales with average price of $487,687 and median price of $260,000.

Lots 2013 YTD – 20 closed sales with average sale price of $430,702 and median price of $308,750; 5 other lots under contract.

Our listing inventory is the lowest I have seen it in years. This usually means the prices will star going up so now is the time to buy!
